Specific performance
Specific performance is a legal remedy in contract law that requires a party to fulfill their obligations as outlined in a contract. This remedy is typically sought when monetary damages are insufficient to compensate the injured party, often in cases involving unique items or properties, such as real estate.
In a specific performance case, the court orders the breaching party to complete the contract as agreed. This remedy is commonly used in transactions involving real estate, artwork, or other unique goods where the value cannot be easily quantified in monetary terms.
